EXTERIOR

  • Park vehicles away from the house or in garage.
  • Freshen up landscaping.
  • Remove trash, branches, leaves, etc.
  • Remove dead plants, trees, etc.
  • Sweep outdoor space and walkways.
  • Remove visible foliage from roof and gutters.
  • Add potted plants to outdoor space.
  • Spread fresh mulch.
  • Remove debris, hose and toys from pool.
  • Stow outdoor trash and recycling bins.
  • Stow or wind up garden hoses and caddy.
  • Stow outdoor tools, equipment, etc.
  • Stow toys, bikes, etc.
  • Stow BBQ and accessories OR clean BBQ and remove cover.
  • Wash windows and glass doors.
  • Clean outdoor furniture.
  • Place pillows, umbrellas, etc. on outdoor furniture.
  • Straighten outdoor furniture.
  • Store seasonal decor.

INTERIOR

  • Close all windows and set all blinds to the same height *usually mid point is best.
  • Turn on all lights, including lamps.
  • Replace nonworking bulbs.
  • Clear all counter tops and remove clutter.
  • Depersonalize home with photos, names, etc. Turn on fireplace.
  • Turn off fans; stow portable fans.
  • Clean mirrors and windows.
  • Vacuum carpets and polish floors.
  • Empty wastebaskets.
  • Stow pet dishes, toys, beds, etc.
  • Turn off televisions and computers and dust screens.
  • Display attractive books, magazines, etc. Stow remote controls and chargers.
  • Straighten furniture.
  • Hide electrical cords and cables.
  • Stow children’s toys and video games.
  • Add flowers/plants where appropriate. Store seasonal decor.
  • KITCHEN
    • Remove dirty dishes, food, etc.
    • Store food.
    • Clear counters of clutter and small appliances.
    • Remove refrigerator magnets, photos, etc.
    • Clean surfaces and appliances.
    • Hide soaps, towels, cleaning items, etc.
    • Stow draining racks.
    • Organize open shelves.
    • Sweep/mop kitchen floor and rug.
  • BEDROOMS
    • Make the beds properly and remove wrinkles.
    • Arrange decorative pillows.
    • Store clothing, shoes.
    • Remove items underneath the bed.
    • Remove all clutter.
    • Tidy master closets.
    • Declutter and depersonalize bedside tables.
    • Organize children’s rooms and remove clutter.
    • Remove laundry and stow hampers.
  • LIVING AREAS
    • Minimize photos and personal items.
    • Use neutral decorations.
    • Organize bookshelves.
    • Minimize knick knacks.
    • Set tables with simple place settings.
    • Add neutral centerpieces.
    • Remove excess furniture and accessories.
  • BATHROOMS
    • Close toilet lids.
    • Stock fresh toilet paper roll.
    • Remove countertop items.
    • Remove bath and shower items.
    • Stow toilet brushes, plungers, and waste baskets.
    • Hang fresh towels.
    • Place neutral soaps and candles.

TWILIGHT

  • All lights in the home will be on for much of the time we’re shooting.
  • All lightbulbs should be working – inside and out (please check prior to photo shoot!)
  • Photography inside will take an hour to two hours depending on the size of the home.
  • Twilight photos will be shot quickly due to fading light.
  • Turn on all pool lights, waterfalls, and fountains.
  • Curtains should be open in all windows of the home.
  • Remove obstructions in windows.

DAYTIME

We will temporarily remove distracting items as necessary, but we also ask that the space be tidy before the shoot begins. Here are a few tips to get the space prepared.

 

GENERAL TIPS

  • Clean the property and remove unnecessary items (clutter).
  • Clean the windows if possible.
  • Turn on all lights.
  • Replace missing or burned out bulbs.
  • Temporarily remove trash bins out of sight.

INTERIOR

  • Remove refrigerator magnets.
  • Wash dishes in the sink and keep unnecessary objects out of site.
  • Place desk/counter top items neatly.
  • Window coverings should be consistent (shades and blinds all up and curtains open).
  • Remove personal items from desktops or countertops including family portraits, hand lotions, etc…
  • Conference Room:
    • Adjust all chairs in the conference room to the same height and push under table.
    • Hide conference room wiring.
    • Erase boards if possible.
    • Ceiling fans and TVs off.

EXTERIOR

  • Landscaping should be well maintained and grass mowed.
  • Clean windows.
  • Temporarily block off parking spaces that are directly in front of the entrances.

Residential and Commercial images are MLS ready 1-2 business days (dependent on order selection; i.e. virtual staging, 3D floor plans, etc).

Portfolio images are delivered in Full HD (necessary for professional prints) within a week.

Videos are available within a week.

Do I own the images? What are the Copyright considerations?

 

All of our images are copyrighted (the intellectual property of KMc Media), and we license our images to you for use based on the package you purchase.

 

MLS Realty Photos: The agent or client is granted Temporary Usage Rights to use those images until the property is either sold or goes off the market. Once it goes off the market, you must purchase permanent usage rights to continue using.

 

Copyright Release add-on: The client is granted Permanent Usage Rights to use those images forever, for all marketing purposes.

 

Homeowner/Vacation Rental, Commercial, and Portfolio Photos: The client is granted Permanent Usage Rights to use those images forever for all marketing purposes only.

 

All image usage rights (regardless of Temporary or Permanent) are non-transferable and cannot be sold or given away. You must credit “Photo(s) by KMc Media” for the images purchased, for all usage purposes. KMc Media is the lawful copyright owner of all images.

Property websites stay active indefinitely.
Custom Address Domains are valid for a year unless they are renewed at the end of the 12 month period.

Yes, sky replacement is included as necessary with all of our photographs.
